Rental Guidelines

Application Process and Fees:

Each adult aged 18 or over interested in renting must complete an application. The fee for this is $68 per person. These fees are non-refundable, so we encourage you to review our rental criteria below to make sure you are a good fit before applying. Typically, it takes about 2 to 4 business days to go through the entire process, which includes checking your credit, conducting a background check, reaching out to past landlords, confirming your job status, and looking over all documents you’ve provided.

We’re Committed to fairness and equality in our tenant screening process. We do not discriminate based on race, color, religion, sex, national origin, disability, or family status and adhere to privacy laws while conducting tenant screening.

Application Review:

We consider applications in the order they come in. If we can’t get a hold of your past landlords or current employees, or if there’s information missing, there could be delays.

Pre-Screening:

We do not offer pre-approvals without a completed application. To save time and ensure you’re likely to meet our criteria, please check the requirements below before applying.

Rental Criteria:

Identification:

A valid, government-issued photo ID is required. This could be a driver’s license, state ID card, or passport. A valid Social Security number will be required to process the applications.

Background Checks:

We review criminal history for all applications over 18. Certain types of criminal convictions may lead to application denial, but we consider the specifics of each case, including the nature and age of any offenses. if relevant, you’re welcome to provide details of proof of any rehabilitation. An applicant with a felony charge on their record will not meet our rental criteria and will be disqualified.

Rental History:

We look at your living situation for the past two years, whether you owned or rented. You’ll need to give us the contact details of your previous landlords. No evictions or broken leases. Previous property debt on a case-by-case basis.

Credit check:

We will get a credit report on you; you can’t use one you obtained yourself. Debts to previous landlords or utility companies could lead to your application being declined, A credit score is 620 or more is required. some landlords may approve tenants with lower credit scores.

Income:

Your monthly earnings should be at least three times the rent. We’ll verify this through pay stubs, bank statements, or tax returns. Self-employed? We’ll need a year’s worth of tax returns or bank statements.

Animals:

We follow the Fair Housing Act, making reasonable accommodations for assistance animals. We generally allow up to two pets on the property, with certain restrictions on breed and species. Landlords may require additional liability insurance for certain dog breeds. The pet fee is a one-time charge of $129 and a monthly pet rent of $35.

Move-in-costs:

Before moving in, you will need to pay a non-refundable leasing fee of $199 at lease signing. A security deposit will also be required to secure the property.

Resident Benefits Package:

The IHPM Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home easy. This is a requirement for all homes under our management and the exact terms and conditions are in the lease agreement. This includes air filter delivery, Renter’s Insurance, building your credit with on-time payment reporting to all 3 credit bureaus, move-in utility concierge service, and more. $55/month
